Home owners with bulk water intrusion often wonder what is the actual process in getting their home repaired. On this page you will find the exact steps we go through to get your house repaired, healthy, clean and safe again. Click on each step for details.
a. Moisture analysis/Infrared analysis and evaluation
This happens at the very beginning of the process so the amount of damage can be determined. All parties involved in the project should be present at this time such as: home builder, insurance companies, attorneys, stucco or exterior finish company, Remediation Company, home owners, local building inspector, structural engineer, and the moisture testing company.
b. Determination of damage
At this time a section of the home will be cut out from the exterior and the damage will be assessed. Professional Licensed Structural Engineers will be on hand to asses the damage. We will work with your independent engineer or that service can be provided by one of our working partners. We just want the damage to be determined correctly, will it be a total tear off and repair or just certain elevations? We can start the process and get your home repaired as quickly and professionally as possible.
c. Grade inspection
This is the level of the yard around your home in relation to the bottom or lowest point of the exterior finish of your home. There has to be six inches of separation between the bottom of the stucco or siding and the yard (grade). Many times the grade and landscaping get installed right up to the siding or stucco of the home. This can cause moisture to wick up into the home from the wet ground surface or not let moisture weep down and out form the walls of the home. The grade also must slope away from the home so water runs away. In the event your grade does not meet specification?s set in the building code it will have to be adjusted. This will mean removing some of the soil and re-landscaping.

Metro Remodeling has an Architect on its team to help you through this process. There will be no waiting weeks to find an architect to work with. Our professional will come out to your home and work with you to design your homes exterior. Computer Generated Drawings of your home with the options you chose will be right in front of you on the computer screen Before and after pictures will be available so you can see what your home will look like when completed.
a. Fixed Price
Our prices are fixed. In most cases the price will not exceed the fixed price. We do not do allowances. As a home owner you should not have to worry about your remodeling company exceeding the bid price because they priced it wrong or left something out.
b. No worry about overages
Our formal change order process will be explained to you so you have a complete understanding of how changes can affect the completion date and budget prior to any contracts being signed. I am sure you know or have heard of someone that have had home improvement and remodeling done and the final price was thousands or tens of thousands higher then the original bid.
Now it's almost time for the actual work to begin.
a. Pull Permit
Building plans and scope of work has to be submitted to the local building inspection office. After the plans are reviewed and approved a building permit is issued and work can begin. Any contractor you hire should apply for and pay for the building permit. A red flag should go up if they want you to do this task.
b. Homeowner Pre Construction Meeting:
During this meeting the home owners, sales person and job superintendent will be on hand. The job superintendent will give you his phone number and email at this time. The jobsite material locations and portable toilet location will be identified and agreed upon.
c. The windows will be verified and ordered.
d. Protecting your property:
Your landscaping will be protected with tarps. Any landscaping that is damaged during the repair process will be replaced in full. The AC Condenser unit will be protected with tarps and plywood.
e. Set up scaffolding:
Our scaffolding is set up. We own our own scaffolding so there is no waiting for a scaffolding company to come in. We have total control of the process to ensure your home gets completed in the least amount of time possible.
f. Site Dumpster is dropped on site in the agreed upon area.

All the items above will be taken down with great care, protected with poly and stored in the homeowners garage or the agreed upon place.

Stucco Removal Crew Mobilized:

a. Cuts are made in the stucco and it gets torn off in sections.
b. Your home will be protected daily with 6mil Poly covering any open areas.
a. Repair starts on one elevation or area of the home while removal is in process of another area. This process decreases time of inconvenience for home owner.

c. Inspections as required: The local building inspection department will be doing inspections throughout the process to ensure local and state building codes are met. We are happy to work with any private consultants or inspectors you hire.
This is one of the most important crews and processes to get completed correctly to ensure water intrusion doesn?t happen again.
a. Window Flashing and Pan Flashing
A system designed to meet or exceed local building codes to protect the building from leaks originating on or around windows and doors, one of the most critical elements in keeping water from infiltrating your home. Ledger Board
The deck ledger board is the two by lumber that is bolted to your home that holds up your deck. If this ledger board is not installed and flashed properly with the correct drainage plain it can be a main source of water intrusion.
b. Exterior Drainage Plane
Is one of the most under rated items or steps in the entire process. The exterior drainage plane is a water resistive membrane (Tyvek Stucco Wrap or Home Slicker) behind the cladding that weeps moisture back to the exteriors. The importance of the integrity of a sound, up to code Exterior Envelope backstopped by an impervious Drainage Plane can not be over emphasized.
House Wrap Inspection
Done by the local building inspection department, the job superintendent and possibly a private inspector.
a. Re-insulate to meet building code standards and get inspection approved
b. Sheet Rock Crew will be onsite the day after the insulation inspection to re-hang any sheet rock that was taken off or damaged. The sheetrock taping crew will immediately follow the hanging crew.
c. Trim Crew reapplies interior trim
d. Painting Crew
i. Wall to Wall
ii. Paint Touch up as needed
a. Scaffolding and protective tarps are removed.
b. Your home will be cleaned by professional cleaners including the windows.
c. Grade: If need be the yard grade will be adjusted.
d. Landscaping and Sod: All damaged landscaping and sod will be replaced.
e. The entire yard will be picked up of all construction debris.
f. Magnet the area to pick up all nails.
g. Dumpster is removed.
